Toys R Us closures will whack retail landlords already smarting from big-box tenant losses

Plans by Toys R Us to shutter its nationwide empire of big-box stores that sell toys, kids’ clothing, and baby goods are poised to empty nearly a million square feet of retail space in the Philadelphia region, a new headache for landlords already seeking tenants for properties vacated by other bankrupt and shrinking retailers.

Wayne, N.J.-based Toys R Us Inc. operates 34 Toys R Us and Babies R Us stores in Southeastern Pennsylvania, South Jersey and northern Delaware, accounting for 967,544 square feet of space, according to data compiled by real estate market tracker CoStar Group.

The chain owns just nine of those properties, leasing the others from commercial landlords who are soon to be faced with finding new tenants amid a dwindling pool of users of big-box spaces. [Read Full Article]




This new apartment tower prepares Philly for a world without private cars

We can’t say exactly when it will happen, but sometime in the not-too-distant future, private cars will go the way of the dinosaur. For now, however, people continue to demand, and developers continue to build, houses and apartments across Philadelphia with substantial space devoted to car storage.

So let’s take a moment to applaud the new, darkly handsome apartment building at 1213 Walnut, the first Philadelphia high-rise designed for the post-ownership era. Not only is there no automobile parking on site, the 322-unit building boasts its very own woonerf, a narrow, curbless street that serves pedestrians and vehicles equally. The space allows ride-hailing vehicles and delivery trucks to do their work without tying up Walnut Street’s already congested bus lane. The open-air passage, which hugs the tower’s west side, like a continuation of Camac Street, also makes a great pedestrian shortcut. More than 85% of students use online reviews to search for an apartment, according to J  Turner Research’s latest student housing research study.

This year, J Turner Research introduces quarterly student housing ORA (Online Reputation Assessment) Power Rankings.

The first edition of this series spotlights the top 100 student housing properties of 2017 by online reputation. To compile our rankings, we tracked more than 1,100 such developments nationwide across various review sites.

In January 2018, we undertook an extensive national research project to study how students have evolved in their consumption of reviews and responses. Our research shows that harnessing the power of content in both reviews and responses is critical to generating an increase in student traffic. More than 21,000 students say that reviews continue to have a significant influence on their decision-making regarding housing. With that, students have become more perceptive about and discerning of the content of reviews. PHILADELPHIA, PA — The Goldenberg Group has begun construction on a $199 million student housing development adjacent to its signature student tower, The View at Montgomery.
Located at 12th St. and Cecil B. Moore Ave., the 470,000 s/f mixed-use facility will feature 984 beds.

The project will incorporate 30,000 s/f of ground-level retail, restaurant and commercial space and activity areas.

The project represents the second and final phase of Goldenberg’s master-planned redevelopment of the 4.6-acre site of the former John Wanamaker

The Goldenberg Group is creating a mixed-use community that benefits Temple University students and Philadelphia residents alike.

In September, The Goldenberg Group broke ground on the final phase of its redevelopment of JohnWanamaker High School, located near Temple University in Philadelphia. At completion, the 4.6-acre property will provide more than 1,800 beds for Temple students and 40,000 square feet of retail, restaurant and commercial space in a resort-style community.

Atlanta-based Niles Bolton designed the latest phase of the off-campus housing project, located at 12th Street and Cecil B. Moore Avenue. The $199 million, 470,000-square-foot
phase will feature 984 beds in one-, two-, three- and four-bedroom configurations, along with 30,000 square feet of retail space. It is slated to open in time for fall 2019 occupancy.

Construction begins on $199M View II student housing project by Temple

Construction has begun on a $199 million student housing development that will bring 368 “resort-style” apartments to the edge of Temple’s campus.

The project, dubbed View II, is the second and final phase of Goldenberg Group’s master plan to redevelop a 4.6-acre site at 1101 Cecil B. Moore Avenue that was formerly the John Wanamaker High School. When View II finishes construction in summer 2019, the site will include more than 1,800 beds and 40,000 square feet of retail.

Goldenberg announced the groundbreaking Wednesday afternoon. The by-right project will total 470,000 square feet and include one-, two-, three-, and four-bedroom apartments that are fully furnished, complete with flat screen TV’s. [Read Full Article]
